Job Title: Building Reliability Engineer

Job Summary:

The Building Reliability Engineer is focused on maintaining a balance of preventive maintenance (PM), predictive maintenance (PdM), and condition-based maintenance (CBM) strategies designed to improve the efficiency and effectiveness of maintenance operations by analyzing each system / component based on criticality, failure modes, and available technology to identify / prevent those failure modes.

Essential Duties and Responsibilities:

  • Oversight and responsibility for the implementation of a company-wide RCM Philosophy

  • Responsible for review / development of PM, PdM, and condition-based maintenance (CBM) standard procedures and application of those procedures to specific new programs / projects

  • Ability to aggregate maintenance procedures into an Annual Maintenance Requirements Work Plan (AWP) to support specific new programs / projects

  • Responsible for continuously evaluating new advancement in maintenance management technologies (namely PdM and CBM) and techniques to ensure our projects are armed with the most efficient and cost-effective tools to ensure equipment reliability

  • Responsible for assisting sites in identifying and addressing equipment defect(s), determining defect severity, and providing solutions to site staff specifying the work required to eliminate the defect. To this end, must be proficient with using root cause failure analysis concepts and tools to analyze failures

  • Responsible for developing, qualifying, and approving all procedures, specifications, advance analysis techniques and standards interpretation

  • Responsible for utilizing CMMS and other analytic tools for trending and analyzing RCM data, performing risk analysis, creating reports to management advocating for preventive maintenance activity, and adjustments to planning & scheduling preventive maintenance

  • Upon provision of test and commissioning documents from installation efforts to site management, assists the sites in establishing baselines for equipment inspections. The sites will be responsible for submitting results after the first preventive maintenance activity and for tracking to the baseline from that point forward. The RCM Manager will serve as a resource to interpret trends and provide guidance as required

Qualifications:

  • Bachelor of Science in Mechanical, Electrical, or Industrial Engineering preferred with emphasis on Reliability Engineering. A Connecticut E.I.T or P.E. license a plus.

  • 15 years of maintenance experience in operating & maintaining equipment

  • Maintenance certifications to include Certified Maintenance and Reliability Professional (CMRP) from Society for Maintenance and Reliability Professionals (SMRP) or similar maintenance related certifications a plus

  • Trained, skilled, and experienced in industry standard RCM practices, PdM, and performance of Failure Modes and Effects Analysis (FMEA)

  • Advanced knowledge of predictive technologies to include, but not limited to: Vibration Analysis, Ultrasound Analysis, Infrared Analysis, Oil Analysis and Motor Circuit Analysis

  • 3 years’ experience utilizing CMMS, work, asset, and preventive maintenance management modules

  • Must possess knowledge on using this system to report on asset condition based on trend & risk analysis

  • Knowledge of utilization of trending data from building automation systems is also a plus

  • Knowledge and experience using schematics, test equipment, multi-meters, oscilloscopes, digital thermometers, pressure meters, data loggers and other reliability tools

  • Proficiency in Microsoft (https://virginia.tarta.ai/j/LOzFjIQBsKPkQbQP4v0m1122-reliability-maintenance-in-alexandria-virginia-at-emcor-group-inc)  365 applications such as Work, PowerPoint and Excel to put together professional analytical reports
